Egress Window Installation
If you’re considering a basement renovation as a way to expand your living space, don’t be surprised if the building-codes office has something to say about it — especially if a new bedroom is part of your plan. Regulations simply won’t allow a basement bedroom without an egress window. Because this rule is fairly recent, most basements were not built with egress windows. It’s a conundrum that could keep you cramped for space when everything you need is right under your feet.
Installation Process
After the best area for the window has been decided, we can start excavating for our new egress window. Most houses, unless newer, will most likely not have exterior drain tile. Without proper drainage, you can experience foundation leakage and structural damage due to saturated soil. This is the most important part and seems to be the biggest failure of an egress window. Once there is adequate footing drain tile we connect a new vertical drain tile that will extend inside of the new window well. High-density Styrofoam is installed over the exposed foundation footing to protect against frost now that you have decreased the amount of soil cover over the footing. The window well of your choice is installed over ¾” washed rock to ensure good drainage and is backfilled in granular sand to prevent unwanted movement.
A hole is cut in your foundation to allow for the new window and the new window of your liking is installed. Interior and exterior finishes vary.
